Can I do an inspection on the property? Yes, you may do your own inspection on the property prior to closing. You may also fill out the form on this page and we will provide a link to a current inspection report performed by a TREC (Texas Real Estate Commission) licensed inspector!
How do I get financing? Fill out the form on this page and we will connect you with our lender who is familiar with all the details of the auction process! Or you may contact the lender of your choice!

What’s a buyer’s premium? The buyers premium is an additional 10% fee that is added to the buyers final bid!
Can I still bid on this house, before I sell my house? You may bid ONLY if you can qualify to buy this home without selling your current home first. The Auction process does not allow for contingencies! However, Mike Mazyck Realty does offer multiple other programs that may make this Auction listing a possibility for you… including the ability to “Trade IN” your home without ever putting it on the MLS. Do I register as a bidder or does my agent register? The buyer (not the agent) always registers as the bidder!

COMMON SELLER QUESTIONS!
What if I don’t get what I was wanting through the auction? You set the “reserve” price and are under no obligation to accept any offers.
Am I going to need to do any repairs to my house before selling? No, the house is sold as is. No need for repairs
Will I have to “show” my house? You will make your home available for 2 open houses! That’s it!! Our Auction Open Houses generate high demand and activity and therefore no other showings are necessary!
How much real estate commission do I pay? ZERO! All fees are paid by the buyer and are contained within the buyers premium!
How quickly do I need to move after the auction? That is negotiable between buyer and seller!
What fees do I pay from the sale of my house? Sellers typically pay title policy and other traditional seller closing costs. We normally estimate these at 1.5-2% of final sales price. Seller also pays any outstanding property taxes due at the time of closing!
What if I don’t have the survey, do I have to pay for a new one? Seller typically pays for survey but it is technically negotiable!
Can you help me find another house? Absolutely! Mike Mazyck Realty has great incentives for clients who use us to sell their home and buy another one!
What is your success rate with the Auction system? Currently, over 90% of our homes listed by auction have successfully closed!

Will I get paid? Yes! You will get paid at closing as normal.
How do I make sure I get paid? After your buyer submits the winning bid. You will submit the standard TREC promulgated contract on their behalf!

Do I register as the bidder? No, it is your buyer who registers as the bidder. The agent submits the contract on buyer’s behalf only the buyer submits the winning bid!
